1. Select a Lot

The lot you choose will impact your choice of home style. The width, depth and slope of the lot must all be taken into consideration. If your lot is on a lake, flood zone requirements affect location and elevation of the home on the lot. Richardson Construction will help you understand the relationship between the lot you choose and the home you want.

 

2. Select House Plans

The design of your new home is the most important step. Home layout impacts your life for the present as well as the future. Based on the characteristics of the lot you choose and the style home you desire, we can narrow our search for just the right house plan.

 

3. Rough Stake Home and Mark Trees to be Removed

Now that we have a preliminary set of plans, it is time to see how your new home best fits on your lot. By placing stakes at the corners of the home, we can see what exposures and views you will have. This will help you determine which trees will need to be removed to build the house or enhance your views. Based on the location of the home, you may want to add or eliminate windows.

 

4. Develop Preliminary Pricing

You may have some idea of the cabinets, counter tops, lights, carpet, flooring, fixtures, etc. that you want in your new home. Together we will develop an estimate for the items you identify and a budget for other items included in the home price. If the combined budget is too high, we can suggest areas where you can save money.

 

5. Architectural Review

Most communities have an Architectural Review Board that reviews proposed home plans, exterior color choices, home location on the lot, and tree removal plans. Their recommendations may impact the final pricing for your home. We are familiar with the ARBs in the area and can help avoid most of the issues they would raise.

 

6. Final Pricing

Once reviews are completed, changes have been made to plans and selections and budgets have been agreed to, a final price for your home can be established.

 

7. Contract Preparation and Signing

We can prepare a Cost Plus or Fixed Price contract that includes construction specifications and allowances for items you select. Owner selected items including brick, roofing, light and plumbing fixtures, cabinets, etc. must be chosen by certain points in the building cycle. We provide forms that include space for you to document the desired items.

 

8. Financing Arranged

Once the contract is signed, and we have received earnest money, a payment schedule will be set by the builder, owner and/or mortgage company.
